    We have applied for a separate dwelling in our garden, we have quite a large garden and planned to put a 3 bed bungalow very eco, grass roof, timberconstruction. Its been through planning and we have been told it is not going to be supported being to cramped and not fitting within the area. However, we have been told that we can have an annexe, which wasn’t our first choice but the person who refused the planning said it was a better option. If we do go down the annexed route we would need at least 2 bedrooms for us to get what we need otherwise were better off appealing on the 1st. What guidelines would I need to follow to get the annexed to get the annexe provided with at least 2 bedrooms? Any advice greatly appreciated

    Stick with the first option if that’s what you really want. You could appeal. Have you hired a planning consultant?
    They’re worth their weight in gold.

    So maybe ask your “consultant” 🙄
    or wait for original application to be refused then appeal it at the same time as submitting an application for the annex
