    So any advice from the hive mind on this one.

    Said new build is last one of a development of 4. Land registry price paid data indicates that the first plot sold at 5% under the asking price, 2 more sold last month but do not know the price paid yet and we are just about to offer on the final plot.

    Any advice on how to get the best price. My instinct is to offer 12.5% below with the hope of doing the deal at around 7% discount.

    I already know I’m not willing to pay more than the 7% discount level, should I go straight in with that offer and tell them that?

    Depends on whether you believe there is any competition, really. If there isn’t you’ve got the luxury of time to offer low and work from there.

    We know there are 2 other people wanting it, but they haven’t got an offer on their properties yet, we have so are the only ones ready to proceed.
