This^^^^ (Having recently gone through a rather protracted and painful chain sale our Estate Agent was superb doing all of this)
We weren’t in any sort of chain, just us and them, and the house was vacant.
They still managed to mess up.
Do you have X.
No
Do you have X? Are you sure?
No, X doesn’t exist.
If you don’t provide X we’re walking.
Here you go.
See wasn’t hard was it?
X was any number of things from building control sign off on things, FENSA cert’s, to the boiler safety check (property was letted out so we knew it must have had one inthe last year, so if it didn’t exist we were going to assume the boiler was dead).
Letting agents are worse though, we usually get “what would you like us to do about Y” type questions, usually weeks after the tenant informed them of Y, and when the solution to Y should be f***ing obvious to a person we’re paying 12% to manage!
OTOH, they’re not dead, and we got the house before it went online. However if more houses were online only then the agent’s would have less good ones on the books which is their USP.
