    A bit vague this one but:

    Looking to buy a new house that needs work. Seen one we like but needs extending. Basically a 2 story extension to side, garage, utility room and two beds above. Single extension to rear housing kitchen and dining room. Roughly similar too this:

    But rear running full length of house.

    just after a rough guide of what I should budget for.

    We were told that doing anything like this would cost way more than buying an equivalent sized house in the first place, so was a waste of time, particularly at the moment.

    with the small amount of info i would suggest anything between 50 – 75K depending on what spec (number of bathrooms, new kitchen cost etc) and the extent of the externals (paving, paths, drives, drainage etc) and you will probably need a new boiler

    maybe less if you can do any of it yourself

    don't forget fees – architect, engineer, planning, building regs, vat

    Isnt there a rule of thumb like 2k per sqM? Not sure if its 2k or something else.

    2k is about right
