What about the top of the Norden side of the hill? Think the house prices are a bit steep though.
As lovely as the Tod valley can be, the lack of sunlight in the winter/autumn months would probably do me in, i get a bit 'odd' in winter due to SAD anyway and i live on a hill!

bloody awful road-just try getting down it at night from the bury/Manchester side. The other way towards HolcombeBrook is okayish
Erm... there are THREE roads into and out of Summerseat, as any mountain biker should know. Two are tarmacced and the third is unsurfaced but perfectly passable by car.
erm yeah I know-but the last time I drove down it in my Defender it had some pretty big/wide puddles.

I agree it's quite nice but I wouldn't live there if I had to use the A56/M66 for commuting.

Been to look at a couple in Crawshawbooth - lovely, but only if you're prepared to walk a mile to your car.
Nice one in Cowpe to, but obviously not seen the sun since Methuselah was in shorts.
Did look at one in Whitewell Bottom, but again, I think it's a bit dark and dank.

As a relative new comer to the valley (only 11 years) I love the place.
I live up by Fearns Hall and get spectacular views over the valley.
For me whitewell bottom is a good area as is the BB9 side of booth road (jolly sailor to to fearns and over to four lanes end)
Newchurch is tidy as well.
As for the valley tops there are some amazing off road houses and conversions if you have the wedge.

Just been to look at one near you on the estate right next to Fearns school - seems right enough, just a bit worried about the noise - Newchurch side seems a bit quieter.

would say newchurch is about as nice as anywhere in the valley but is one of hte deare parts one of my fav bits of trail drops off the back of newchurch
if you give us an idea of budget we may be able to help more
you can get a lot for your money in whitewell bottom/lumb but if commuting is an issue helmshore is a good bet
summerseat is ok once your in but you have to like que's
Newchurch is OK but the house prices are more expensive than the equivalent in Stacksteads.
I have an old Edwardian house in Stacksteads with 10 large rooms that I got so cheap It meant I could pay off my mortgage completely once I'd sold my other house (a tiny modern 3 bed semi in Bacup).
