We had an ensuite bathroom added to one of our bedrooms with a very small dormer to give headroom over the shower.

We had it leaded and *had* thought the roofer did a good job. However, seen from our neighbours garden we've realised that it looks like he failed to finish the job. As you'll see from the pics it's in a really difficult location to get to and when the scaffolding was up the boards were very close to the gutter level and we failed to look underneath the ledge and see that the roof supports have been left exposed which makes me think we risk problems from animals nesting in the roofspace.

    Close up

I think we can get the window out to access it from inside (with difficulty) but how should the roof be closed up? Do we just use some plywood or is this correct that it's left like this?

The roofer had some health problems so thought he was going to have to give up work and we've no way of getting in touch with him now as his mobile is dead ….

Yeah, your soffit is missing. Get someone who's not too bothered with H&S to clamber onto the roof and wack a vented soffit in there. Or leave it for the bats to roost in 8)

    Edit :

    clamber onto the roof

I think you're probably right with "get the window out to access it from inside (with difficulty)"

"someone who's not too bothered with H&S"

    that would be us then….

so it's "vented soffits' we need to ask for at the builder merchants.

Most uPVC soffits have slotted vents these days – it's always better to have a bit of air movement in your roof space

    Fix it with polytop nails

Go to Eurocell, there is loads of branches around, and get a length of uPVC to the right width, some of those polytop nails and a couple of round vents, measure, cut and fix in place. Costs about a tenner.

No need to close it up as the wasps will do it for you.

simon for your info, those nails aren't actual size.
